The Federal Reserve recently raised its benchmark interest rate by 0.25 percentage points, bringing its target range to 3.75% to 4%. The increase is intended to help control inflation, but it may also affect borrowing costs and the Charlotte real estate market. (Federal Reserve)

It is important to understand that the Fed does not directly set mortgage rates. Mortgage rates are influenced by inflation, the bond market, investor expectations and the overall economy. However, a Fed rate increase can contribute to higher borrowing costs and additional rate volatility.

What This Means for Charlotte Buyers

Higher mortgage rates can reduce purchasing power. Even a relatively small increase can raise a buyer’s monthly payment and change the price range they can comfortably afford.

That does not necessarily mean buyers should stop their home search. Charlotte buyers may benefit from:

  • Less competition from other buyers
  • More opportunities to negotiate the purchase price
  • Greater seller flexibility on repairs and closing costs
  • Seller-paid interest rate buydowns
  • More time to consider available homes

Instead of focusing only on the advertised interest rate, buyers should speak with a trusted lender about their complete monthly payment and available financing options. Comparing lenders can also make a meaningful difference.

Waiting for rates to fall is not a guaranteed strategy. If rates decrease later, more buyers could return to the market and create additional competition. Buyers who find the right home now may also have the option to refinance in the future, although refinancing is never guaranteed.

What This Means for Charlotte Sellers

Higher borrowing costs may cause some buyers to become more cautious and selective. Sellers should be prepared for buyers to pay close attention to price, condition and value.

Accurate pricing is especially important in this environment. A home priced too aggressively may receive fewer showings, remain on the market longer and eventually require a price reduction. The longer a property sits, the more negotiating power buyers may gain.

Sellers should also remain open to reasonable negotiations. Depending on the situation, offering closing-cost assistance or contributing toward a temporary or permanent rate buydown could be more effective than making a large price reduction.

Homes that are well prepared, properly marketed and priced according to current Charlotte neighborhood data can still attract serious buyers.

Should You Buy or Sell Right Now?

The right decision depends on your goals, finances and timeline. Interest rates are important, but they are only one part of a real estate decision.

Buyers should focus on whether the payment is affordable and whether the home meets their long-term needs. Sellers should focus on realistic pricing, strong presentation and flexibility during negotiations.

Charlotte real estate is highly local. Conditions can vary significantly between neighborhoods, price ranges and property types. Before making a decision based on national headlines, talk with a local real estate professional who can explain what is happening in your specific area.
