The Charlotte real estate market is shifting, and sellers need to adjust their expectations accordingly. We are seeing more price reductions, homes taking longer to go under contract, and transactions taking a little longer to close.

Homes are currently receiving just under four showings per month, which is down 9.3%. This tells us two important things: there are fewer active buyers in the market, and the buyers who are searching are being more selective.

In a market like this, sellers cannot afford to be stubborn when they receive a reasonable offer.

An Offer Is Worth Protecting

When buyer demand slows, every serious offer becomes more valuable. Sellers may not receive multiple offers or have another buyer waiting if the current deal falls apart.

Putting a home back on the market can also raise questions for future buyers. They may wonder whether something came up during the inspection, appraisal, or financing process. Even when the issue was minor, returning to the market can create uncertainty and weaken the seller’s negotiating position.

Be Open to Negotiations

Negotiating does not mean giving the buyer everything they request. It means looking at the bigger picture and determining what is reasonable.

A small price adjustment, closing cost contribution, or flexible closing date may be worthwhile if it keeps a qualified buyer moving toward closing. Sellers should carefully consider the potential cost of losing the deal compared to the cost of making a reasonable concession.

Take Repair Requests Seriously

Inspection negotiations can be frustrating, especially when sellers believe their home is already in good condition. However, buyers are often cautious about taking on unexpected repairs after making such a large purchase.

Sellers should review repair requests with their real estate agent and focus on health, safety, structural, and major system concerns. Agreeing to reasonable repairs or offering a credit may be much better than allowing the contract to fall apart.

Do Not Assume Another Buyer Will Come Quickly

In a faster market, sellers may feel confident that another offer will arrive within days. That is not necessarily the case right now.

With fewer showings and more selective buyers, it could take weeks or even months to secure another offer. The next buyer may also offer less money or request the same repairs and concessions.

Sellers should ask themselves one important question: Is walking away from this deal truly worth the risk of starting over?

Flexibility Can Make the Difference

Today’s market requires patience, realistic expectations, and a willingness to work through challenges. Sellers who remain open to reasonable negotiations are more likely to reach the closing table successfully.
